Our Land and New Homes departments at Spencer and Sener was established in in 2014. This department mainly attends to locating potential development opportunities for our database of international investors.

Development opportunities arise from several sources, either from a basic valuation where we establish an opportunity to develop a residential unit or an opportunity presented to us by one of our associates which may be a property that requires demolishment or a plot of land with scope to build.

Over the years we have established a network of associates who have worked closely with us, by bringing us development sites or properties which have development potential.

Our approach always starts with a brief inspection of the property/site without obligation, we then advise on whether we believe that an opportunity exists.

Development opportunities have predominantly been bought ‘as is’ without planning, ‘subject to planning’ or with planning, the later always adding more value to the opportunity since planning has already been granted.

Whether you’re a vendor or a buyer we provide advice on optimising the type and amount of units which can potentially be achieved, we assist the client from start to finish, may it be to do with the financial planning aspect or assisting those involved in achieving planning to build for you, either way we are always at hand to help.

Once the Build is complete, we are able to produce beautifully designed brochures with floor plans to help generate maximum interest, but are also able to produce off plan computer generated images to drum up interest before the development is built, giving you the opportunity of selling the units off plan.
